Green Building

MKL Homes has always delivered the “green building” features and associated benefits in every home we have built to provide our homeowners with a high performance, low impact, and luxurious, sustainable custom home. This building practice cuts costs for the homeowner and can even prolong the life of the home.

 

Cost Plus Building Approach

Estimating a new home or remodelling project is by far the most difficult portion of the project preparation. That is why we prefer the Cost-Plus approach to ensure that you are treated fairly while also ensuring that the project bid is accurate.

Benefits:

  • No excess profit for the contractor
  • All costs are tracked and compared to the target budget
  • We can control the price of the project together

A cost plus contract works smoothly because both parties are clear about all the details. The books and records are available for review. Also, major project expenses need to be carefully calculated in advanced, so that the budget can be established and monitored.

 

Fixed Cost Contract Benefits

DSC_0900This means the contractor will supply all labor and materials for “x” amount of dollars. If the contractor has missed something on the plans and it ends up costing more, he has to absorb the cost. This puts responsibility on the contractor to be thorough in his bidding, because after all, he is in business to make money. This type of agreement protects you from contractors looking to take advantage of homeowners. They will not be able to charge you thousands of dollars more because “something was missed” on the home plans.

 

Home Warranty

You’ve made a substantial investment in your new home and you plan on living in it for many years. We want to work with you to address any concerns you have. Your new home purchase includes a standard 1, 2, 5, 10 home warranty from MKL.

The 2 year portion covers the labor and materials of the home [some limitations apply]. In general, this includes electrical, plumbing, heating, ventilation, air conditioning etc.

The 5 year portion covers the building envelope including unintended water penetration.

The 10 year portion covers the structure of the home.

Additionally, many of our material suppliers include extended warranty on their products. These may include siding products, roofing products, windows, and HVAC systems to name a few.

After you’ve been in your new home for thirty days, please contact us to schedule an initial warranty walk.

And then, after you’ve been in your new home for approx. a year please call us to schedule another warranty walk so we can address your concerns during this first two year warranty period.
